Site Overview

The bank site has a documented agricultural history of stream channelization, pine silviculture, and land disturbance — conditions that create significant opportunity for ecological lift. Priority 1 restoration will target approximately 13,597 linear feet of impaired, incised stream channels across five stream systems, restoring them to stable Rosgen E-type channels with connected floodplains and riparian hardwood buffers.

Restoration activities include in-stream channel reconstruction, removal of invasive species and planted pines, and native hardwood planting across 154.76 acres of riparian upland and wetland buffers.

A conservation easement will permanently protect the restored bank site in perpetuity.

Market Drivers

  • Consistent historical credit demand from ALDOT, Alabama Power, Auburn University, and regional developers — with 386 recorded transactions on the neighboring McLemore Mitigation Bank dating back to 2002
  • Maxwell AFB and Infrastructure Bill projects anticipated to generate significant near-term credit needs
  • Mining violations and new mining applications in the region expected to produce retroactive and forward credit sales
  • Phase 2 development potential adds significant long-term upside beyond the current pro forma

The Present Day Value with a 18% discount rate is $9.2 Million, and there is also a Phase II, untouched.

They want to sell the mitigation bank. It is a pending MBI. They have run out of funds to keep the permitting process moving along.

The $700k would provide a partnership to get the MBI, and then the funder can actually purchase the bank, sell the bank, and/or sell credits- as agreed upon in their JV agreement when the MBI is issued.

The project is sponsored by Hollingsworth Farms, LLC (principal: Jim and Toni Hollingsworth) and managed by The Mitigation Banking Group, Inc., led by CEO Victoria Bruce, serving as mitigation consultant.
